The quote above also ignores the opportunity cost of the extra money. What investment could be made with the additional $400,000? $400k over 30 years is about $1,100. If I contributed $1,100/month to an investment at a modest 6%, after 30 years I have well over a million dollars, without the variability of maintenance, necessity of staying in one place, demand of paying that extra money through good and bad financial times... And heck, if we start looking at more aggressive interest rates, the house is less of a good investment. What, is your Googler broken?

It also doesn’t factor in the ability to improve a property with your blood sweat and manly tears thereby building equity, enabling you to pounce on good buys in the market as if they were a sickly bird. You can make money out of property in any market, I would never buy a house that didn’t need any work, neither would I buy one which just needed a “spruce up” these are the worst because people always pay too much for them, because they seem easy, they want to play & they don’t have any clue as to what reno’s actually cost. I buy residential property in a decent area where the property is entirely fucked. It’s abject level of fucked scares away the wannabees who drive the price up. But, here’s the trick, these people don’t realize that kitchens and bathrooms are what adds the most capital value to a property and a full high quality replacement costs the same wether the old one was totally fucked or just outdated. Bit rambling there but long story short, the bashed up wreck can generally be bought up to a neat “cold shell” for $30,000 +/- including new wiring, plumbing plaster etc. This “wrecked” property can often be picked up for $80,000 +/- less than a comparable “dated” home on the same street. So there is an immediate $50k of equity that can be drawn out in 2-3 weeks just because the place looks scary. From this point the actual improvements costs the same as the dated house next door, but because of all the new plaster, wiring, plumbing etc your end result is better, with a fair wind you should be able to realize 5-10% above the best result of the neighbouring property which ultimately spent the same or less on kitchen, bathrooms etc, because they started to get scared about overcapitalising while you were in this model $50k below par because of the initial good buy. Making quick money on this model requires you to live in the property for 12 months in Aus because it means you don’t have to pay tax on any profits. Tax and agents fee’s make it tough to make a quick buck in property.

Scotchcrotch, I'm not sure what you're getting at here. I'm sure everyone would like to avoid becoming colonized with MRSA, but I'm not sure that it's an entirely realistic goal unless you start doing swabs, cultures and sensitivities on everyone you are in close contact with.
Would that be a deal breaker for you? I've read everything from "no big deal if the breakouts are rare" to "sanitize everything all the time". That's a hell of a range in lifestyles. FUCK, this messes with my medical OCD.
To be fair, anyone who's worked or spent a long length of time in a hospital is colonized with MRSA. I think it's really only an issue if you are immunocompromised or have some kind of break in the skin/port of entry.
MRSA isn't something you disclose like genital herpes. Just wash your clothing and linens in bleach and wash your hands well and frequently. Typically, MRSA patients at the hospital are in isloation rooms. But it helps to have a weak immune system to actually get it. But I wouldn't treat her like she has AIDS and didn't tell you.
Long story short, no, it wouldn't be a deal-breaker for me. I've worked in hospitals, and dated girls who worked in hospitals, and the thought of worrying about MRSA never even crossed my mind. I stand a reasonable chance of being colonized (or having been colonized at one point) with MRSA from my job, or from girlfriends who have worked in hospital. People would look at me sideways for sitting them down and disclosing to them that I might have MRSA. Sad fact is, people have germs, and staph aureus is part of the normal human flora. As my microbiology professor taught me back in first year, "if it's moist and it's not yours, don't touch it".

No! It's gross. My boss uses it all the time at work, stinking up the place. You know how many times I've been sick at work? Zero. You know how many times he has been?
