Are you shopping with that kind of budget or just browsing with that price in mind. For that, and you wanting an old house, I'd be looking riverfront in VA. Potomac, Rappahannock, James rivers, all which offer excellent boating and lead to the Bay and then the Atlantic. Instead of yelling "Get Off My Lawn!", You could yell "Get Off My Island!". I like it.
Old house and ocean view don't necessarily have to be one in the same. I'd prefer an old house though. $500K would really be stretching my budget, but it could be done if a place was perfect. I'd rather much cheaper, leaving me ample money for improvements, living expenses, and toy cars. It's really a bummer that places back home have gotten so outrageous price-wise. Just an entry level house is $500K, and even old trailer on a lot is $250K. No thanks.
How about $390k, with a dock on the Potomac? Views don't do it for me, it's the access that gets me aroused.
Very cool place and at $1800 the taxes are really reasonable. I grew up on a large body of water (We could get 4-6 foot waves) and piloting boats, but I haven't done so in years. I'd probably be a danger to everyone around me now, so the access doesn't really light my wick anymore. Young me would kick my old ass if he heard me utter that.
You have sense, you wouldn't be a danger to anyone. There's a whole lot of people on every body of water that have neither sense nor manners, you just have to avoid those assholes. Right across from that place they drag old wooden boats up on the beach, burn them and drink beer from another wooden boat converted to a bar every holiday. It's worth living there for those nights. The fourth of July, you get about a dozen fireworks shows instead of one. There are at least four bars and restaurants you can pull up to on your boat within 20 minutes by powerboat. Governor's Cup ends at St Mary's college for a huge day drinking party about a half hour boat ride. Live off blue crab, rock crab and fresh oysters and Bloody Marys from Tall Timbers Marina get you going in the morning.
There must be an air show somewhere near by, I was just outside smoking and three P51's flew over my head. Parties? Bars? Heh. You forget that you're talking to guy that thinks living on my own island with canons and drones to keep people away is a good idea. I'm not the social creature I was when I was younger. Just looked at a place in Texas that was promising. Maybe 100 miles out of Houston, older house, 10 acres with a lot of trees for $100K. Shooting off my back porch looked quite possible after checking the satellite image. Then I saw the tax bill....$2700 a year. Nope.

Damnit, @toytoy88 , you got me looking to make moves now. If we were to order an appraisal on our home, the house below would probably be used as a comp. Very similar in many ways. It's about the same size. Same size lot. We have one more bedroom. We have a dock, it doesn't have a dock but has a permit for one. It has more landscaping, we have a bigger shop building. Ours is a little newer. If it sells for the asking price, that's $435k more than we paid for ours. We could put a really nice little cabin on our Lake Hiwassee lot without a mortgage. I'll be watching that one very closely.
The people in that area aren't the typical people that I try to avoid also. I guess you could call them old redneck seafarers. And the cougars are everywhere at those bars and parties. Any old hillbilly with a skiff can fit in.

Holy shit... I know it's no hurricane weather like others around here experience, but @Crown Royal and I just had some of the worst weather I ever remember come ripping through here in the last 10-15 minutes. SOLID thunder and lightning. As in non-stop for 10-15 minutes. Really high winds... as in I thought we were going through a tornado. And it looks like it's just the start of something that is coming through. I fully expect us to lose some big fucking trees before this is over.
That was like a biblical cloudburst, if such a thing could be. Around 11:30 is when it will be worst. We are already having non-stop lighting, thunder and deluge rain. It came in so damn fast, too.
Yeah.. .it was just out of nowhere, to FULL ON. I don't think I've ever experienced non-stop thunder/lightning like that before.
